Small Subdivisions
Essex, MA 2000-2001Six ANR lot, sub-division and rehab of historic farmhouse. Keystone constructed two 3,500 square foot spec homes and sold the other four lots to homeowners.
Garfield Road, Concord MA 2001-2002
Five ANR lots which Keystone permitted and then built one luxury home (base price $2.0 million). The remaining lots were sold to builders.
Lingley Lane, Wayland, MA 2001-2004
An 800’, 6 lot cul-de-sac in North Wayland. Keystone built six luxury homes of traditional architectural styles. The homes ranged from 4,000 to 6,500 square feet and sold between $1.1 and $1.7 million.
Rose Hill Lane, Wayland, MA 2008 – 2010
Two lot sub-division with 400’ of road. Both houses sold pre construction for over $2 million

Two lot subdivision with water views in Newburyport’s south end. Both houses sold for over $1 million.

Sage Hill, Wayland, MA 2010-2012
Seven lot subdivision developed under National Association of Home Builders Green Building Program. Project sold out in twelve months with new homes valued between $1.4 and $1.6 million.
Angell Brook Village West Boylston, MA
Angell Brook Village is an Active Adult Community in West Boylston, MA consisting of 132 attached townhouse condominiums. Keystone purchased the 35 acre site in 1999 and received a zoning change at annual town meeting in 2002 to allow for this use. The site includes walking trails, a community clubhouse, as well as easy access to major highways, area medical services and virtually unlimited shopping. Four different floor plans, first floor master suites and a rich array of options allow us to meet the needs of today active adults. Construction began in 2005 and 98 homes have been sold to date. Keystone handles all aspects of permitting, construction and marketing of the project as we did with Hillside Village. Each home is built to strict Energy Star standards providing homeowners with 30-40% savings on their energy bills and unparalleled living comfort.

Hillside Village West Boylston, Massachusetts
Hillside Village was our first Active Adult development, also located in West Boylston. This community consists of 112 attached townhomes. Keystone began this project in 2001 and completed it in early 2006. As with Angell Brook, Keystone handled all aspects of rezoning, permitting, land development, construction and marketing. This was Keystone’s first venture into large scale developments and allowed us to grow sales from less than ten units per year to over forty.

The Hills of Whitinsville Northbridge, MA
Keystone permitted this two hundred acre site in 1999. The site consists of 100 single family homes and 90 townhomes. Keystone handled the permitting and road construction for this project and sold the developed lots to a local builder. In addition, we retained approximately 100 acres for future development which Keystone is currently in the process of permitting 124 units under Massachusetts GL 40B.

Single Family, Historic Projects and Additions
153 & 155 Rangeley Road, Brookline, MA 2002-2003Subdivided large single family lot into two lots and built two high end spec homes. Project value $3.0 million.
DeFillippo Residence, Maugus Avenue, Wellesley, MA 1998
Built 3,400 square foot Colonial style home for Boston College Athletic Director, Gene DeFillippo.
Oak Avenue, Newton, MA 1999-2002
Re-developed two multi-family lots into five high end town homes. Project value $2.5 million.
Plum Island , Newburyport, MA 2007-2008
Permitted and built a 2,200 square foot home on exclusive Plum Island in Newburyport. Several variances included DEP and Conservation Commission approval needed to successfully develop this sensitive site.
Tardif Residence, Wayland, MA 2007
$300,000 design build for the Tardiff family including design, construction drawings, 1,200 square foot addition and rehab of existing structure. Keystone successfully completed this cost-plus project six weeks ahead of schedule and under original estimate.
647 Tremont Street, Boston , MA 1997
Purchased historic brownstone in Boston’s South End. Completely gutted and rebuilt three condominiums and first floor commercial spaces. Project value $2.0 million.
51 Gatehouse, Chestnut Hill, MA 1999
Working with local historic commission Keystone was approved for an addition and gut rehabilitation of a 150 year old carriage house in the exclusive Chestnut Hill area of Newton. Project Value $1.5 million.
Barretts Mill Road, Concord, MA 1998
Working with the local historic commission, Keystone received approval to build a 3,600 square foot historically accurate, Colonial style home under Concord’s notoriously tough historic design regulations.

Design-build of detached post and beam barn, family room/mudroom renovation and exterior porch for Ellenbogen Family.
232 Cochituate Road, Wayland, MA 2011-2012
$2 million custom build for Doug and Stacy Rubin, 10,000 SF shingle style home.
143 Withington Road, Newton, MA 2011
$700,000 custom build for Ernie and Michelle Gonzalez of 3,200 SF single family home.
